There are several Home Warranty providers to choose from. Some are "stronger" in some areas than others, and because the coverages tend to change, I'll not try to describe the differences, rather, I've provided the links to the various providers below so you can check and see which one matches your needs best.

The typical warranty goes into effect at the time of closing, although some do offer limited "Seller" coverage, and are usually effective for one year from the Closing Date. None of the warranties are "pre-paid", they are all paid for at the Closing.

The Home Warranty can be purchased by either the Buyer or the Seller, but, it's usually purchased by the Seller, and is negotiated into the price.
